Tampa Real Estate Investment: Around the State of Florida you will find that the word is out as it relates to real estate investment. Long time developers and small investors are scrambling to find not only prime waterfront property but infill areas where the demand for housing is far exceeding the supply. Older areas such as Ybor City, South Tampa and Seminole Heights are attracting investors or all kinds.

New developments and renovations are at a feverish pace. Talk to any Realtor and they can tell you stories of properties being put under contract within minutes of being advertised on the Tampa Multiple Listing Service. Buyers are spending hours of their free time hoping to find anything that they can temporarily "settle for".

Builders are selling communities out before streets are in. The novice investor and families are standing in line for hours at "pre selling" events and putting their name in among hundreds of others, hoping to be one of the lucky few to snatch up a property before price increases and "sold out" signs are up.

Speculation of the housing bubble continues. Is there any end in sight? Not anytime in the near future. The Florida Association of Realtors latest news release states that the impact on the housing market due to back to back hurricanes slowed sales for the month of August. But the impact was short lived. FAR reports the statewide median sales price rose 15% last month, while statewide sales of single-family existing homes gained 3%. State wide the increase over a five year period is a staggering 78.4%!

The demand for housing and the low interest rates have kept the market alive. The need for tangible investments versus the uncertainty of the stock market and dwindling pensions has only added to the demand. We have generations of immigrants that are now entering the housing market in droves.

Rising interest rates and property values may slow the Florida market for those first time buyers looking for affordable housing. Many who can't qualify for a Tampa Mortgage will be pushed back to the rental market. However, the buyers that may have been able to buy before the frenzy will be looking to push equity into a larger home, second home or investment property. And the soon to retire "baby boomer" generation will still find the warmth of the Florida sun more attractive than the northern winters. Baby boomers have already started adding to the housing demand. This generation is already shaping the newer communities and house designs. If you haven't heard it yet, there isn't any more land being made and over the long run, it has been proven to be a strong investment.
